SKYRUNNER GUEST HOUSE POLICIES
Policies are for the safety and comfort of our guests. We will do our best to accommodate you for special circumstances, arrival and departure times and special needs.
1) Skyrunner Guest House is a smoke free environment. ABSOLUTELY NO SMOKING INDOORS. Please DO NOT allow smoke to enter the Guest House. Please pay attention to fire hazards especially in very dry weather. This is a country Guest House located on rural land which is susceptible to fire in dry conditions. There is no exception to the no smoking policy and damages up to $300.00 could be assessed if there is evidence of indoor smoking.
2) RATES based on a party of two. Enter the name of each person staying. There is a charge of $20.00 per extra guest per day.
3) CHILDREN: Sorry, no children under the age of 14 years.
4) PETS: We understand that you love your pets. We are pet owners also. We generally do not allow pets however we allow some pets with prior arrangements and an extra charge of $35.00 per night per pet. If considering bringing your pet, be aware that this is a country home and domestic as well as farm and wild native animals may be in the surrounding area. Some animals and pets just don't socialize. Please contact us to ask about whether you may bring your pet. Prior approval is required and may not always be granted. If a pet is allowed the guest making the reservation and the pet owner are totally responsible for all damages to Skyrunner Guest House and property and to any other persons or property. Skyrunner Guest House, its owners and managers do not under any circumstances assume any responsibily for guests' pets. Pets are to be on lease at all times while outdoors and in a crate while indoors. Pet owners are required to clean up after their pet when they relieve themselves.
5) CANCELLATION POLICY: Our policy is intended to be fair to our guests, yet prevent the loss of income to our business. Our location is such that we do not have a large volume of traffic past our Guest House. We rent our accommodations by advanced reservations only. Once we reserve a guest house for you, we remove it from the market, refusing all other requests.
For cancellations received 14 days or more prior to arrival, deposit may be applied to stays from Sunday night through Wednesday night, and you may use that deposit within one year from date of cancellation, excluding holidays and special events.
For cancellations received less than 14 days prior to arrival, no refunds will be made.
This cancellation policy does not apply for special occasions or other events. A separate cancellation policy applies for use of Skyrunner Guest House for parties or events.
6) PAYMENT POLICY: To secure your reservations, a deposit of 1/2 of the lodging is due at the time of making your reservations. The balance is due 14 days prior to arrival, at which time your credit card will automatically be charged for the balance. If reservation is made less than 14 days prior to arrival, full payment is due at the time of making the reservation.
Prices do not include the 6% Texas State Room Tax.
7) CHECK IN AND CHECK OUT: Check in is 3:00 P.M. or later (unless an earlier check in is requested and approved). Check out is 12 P.M. (Unless a later check out is requested and approved). We do our best to accommodate our guests with other check in and checkout times. Please let us know if you need other times. Keep in mind that we often have guests leaving and arriving on the same day and we need that time to make the cottage ready for out next guests. Staying past check out time can mean that we are not able to accommodate guests who have reservations.
8) NO INCENSE; OPEN FLAMES; CANDLES; open fires; paper stoves or charcoal grills or similar are allowed. We provide propane and a BBG for our guests at no extra charge. BBG grill must never be put on the deck, inside the house or adjacent to the structure.
9) USE CAUTION: When on or around the Skyrunner Guest House property including the nature trail park and other adjacent land. This is the country, guests should be aware of all hazards including, but not limited to, limbs, holes, uneven surfaces, etc. Skyrunner guest House is not responsible for injuries, damages or accidents regardless of cause. Skyrunner Guest House does not assume responsibility for special circumstances due to people having allergic reactions to anything related to the property or to wild life of any kind.
10) Skyrunner Guest House, its owners, contractors, employees or assignees are not responsible for accidents injuries or for loss including, but not limited to personal property, vehicles, trailers, pets or any other property, regardless of cause including, but not limited to, fire, theft, storms, acts of nature, animals, pets, negligence by owners, guests, employees, contractors and assignees; or any other cause. Guests will hold Skyrunner Guest House harmless against all losses, injuries and claims. The reserving party is responsible for all damages.
We are not responsible for utility; mechanical; water supply; drainage; sewage systems; satellite; internet; electronic; heating and air conditioning or any other system or problems beyond our control.
11) Over staying guests are responsible for paying the rate for the scheduled date of check out so that we can honor incoming guests who have reservations. If you need an earlier check in time or a later check out time we will make every attempt to accommodate you. Most of the time we are able to do this so please ask if you need different check out times.
